With backgrounds in quantity surveying, project management, and development, we bring structure and accountability to the building process—helping clients navigate complex projects with clarity and confidence.
We operate across residential, commercial, and design & build sectors, acting as both main contractor and project manager depending on the needs of the scheme. Whether it’s a full renovation for a private client, a commercial-to-residential conversion, or a new build opportunity, we manage every detail from pre-construction to handover.
Our team is made up of practical problem solvers with an obsessive attention to detail. We understand how to deliver architect-led, design-driven work while keeping a firm grip on cost, programme, and delivery.

Tom Bonavia, Co-Founder & Director
Tom is an experienced commercial lead and co-founder of MATTR Projects, bringing over a decade of expertise in quantity surveying, commercial management, and property development.
His career spans leading roles at respected firms including Romulus, McLaren Construction Group, and Leufroy, where he has overseen complex developments across London.
As Director of Bonavia Ltd since 2021, Tom has delivered specialist consultancy services in pre-construction, cost planning, and project strategy—supporting developers, architects, and end clients through every stage of the build journey.
His combined background in consultancy and contracting gives him a unique perspective: commercially sharp, technically grounded, and deeply collaborative.
With a BSc (Hons) in Property Development with Quantity Surveying from the University of Portsmouth, Tom is trusted by clients to balance cost, quality, and programme across residential, commercial, and design-led schemes.
Alex Tinker, Co-Founder & Director
Alex is a London-based construction professional with over a decade of experience in quantity surveying, project delivery, and construction consultancy.
He is the Co-Founder & Director of MATTR Projects — a main contractor and project management firm specialising in residential, commercial, and design & build schemes across London.
Prior to launching MATTR, Alex held senior roles at McLaren Construction Group and Rose Builders Ltd, delivering high-value projects across a range of sectors. He also runs Formula Construction Services Ltd, a consultancy offering tailored QS, estimating, and project management services.
With a BSc in Quantity Surveying & Commercial Management from the University of Westminster, Alex brings both academic grounding and practical expertise to every project. His career reflects a balance of technical rigour and commercial understanding, with a track record of helping clients navigate complex builds from planning to completion.
